What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service needed?

Challenging real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from many sources, and occasionally go unverified — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has executed a recent evaluation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A floorplan service can ensure that you're paid fair market value for your house. Area is one of the biggest factors potential buyers consider when purchasing a house — but since these values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service carried out by an appraiser (after any renovation that may have affected square footage).

For real estate professionals

To make sure that your client's property sells at a price that appropriately reflects true market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your eye for detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for enticing potential buyers since they can view the layout and characteristics of the home before and after touring.
